ABOUT TURKEY
Turkey is probably our most favoured country because of its natural beauty, friendly people and the depth of history upon its shores. Turkey is a spectacular country, rapidly modernising, split between Europe and Asia, the Turkish people have an unrivalled reputation for hospitality, the cuisine is wonderful and it truly is one of the most beautiful countries in the world with some of the most stupendous unspoiled scenery you could ever set eyes on.
Modern Turkey was founded in 1920 by Mustafa Kemal ("Ataturk") the "Father of the Turks". Ataturk implemented dramatic changes within Turkish society banning the wearing of the fez, discouraging the wearing of the veil, instituting mandatory education for children, adopted a new Latin-based alphabet and gave women the right to vote. The Turkish people are proud of the legacy Ataturk left behind and to this day most buildings boast a picture of their ex-leader. It is unacceptable to Turks to insult him or show disrespect.
The country has vibrant cities such as Istanbul and Izmir and some of the most glorious beaches and bays in the world. There are an enormous variety of things to see and do, ranging from water sports to mountain trekking, archaeology to night clubbing and river rafting, micro-lighting, sailing, diving, skiing and now some world class golf courses, particularly in the Turkish Riviera.
The glorious Turkish summers are hot and dry and the winters are short, warm and mild, with most of the rainfall from November to February. Turkey has over 300 sunny days a year, it’s the perfect place to enjoy long lazy days on the beach or on one of the small bays or private beaches. You can comfortably swim and sail in these turquoise coloured waters for nine months of the year and in fact October is one of the most perfect months when the Aegean Sea is likened to swimming in a heated pool. Property Global would liken Turkey to the South of France but at one-fifth of the cost!
WHY TURKEY?
Turkey’s property market has now truly developed into a stable and thriving investment. From the speculation of 2-3 years ago we now have a flourishing market and excellent choice of property for sale in Turkey. Location, location, location of its properties, locations barely possible in other countries.
- Exceptional property prices (some estimate prices have risen as much as 40% in the last 12 months)
- Exceptional locations
- 2nd on overseas property purchases after Spain
- Expected leap in prices once Turkish mortgages are opened up to foreigners
- Low cost of living
- A liberal banking system
- Wonderful Climate
- Very high interest on savings
- Spectacular scenery
- English widely spoken
- Increasing flight availability
- Rapidly growing economy
- Warm, hospitable and friendly people
- Interpol Statistics state Turkey is one of the safest countries in the world
- Unsurpassed historical and archaeological wealth
In 2005 and 2006 property prices increased by about 30%, depending on the location but mainly in the coastal areas. The more people visit Turkey the more people realise the great beauty of the country and the friendliness of its people. At the moment it is possible to get a 2 bed/2 bath penthouse in one of the best locations with spectacular views, private marina and private beaches for the price of a studio flat in the UK. On the other hand there is property for sale in Turkey in areas such as Bodrum where villa prices are exceeding those of similar places in the Costa del Sol. In 2006 it is expected investors should achieve capital growth of up to 30 per cent with steep capital appreciation until 2010.
Another plus is the introduction of ‘no-frills’ airlines. Antalya is accessible all year round. Bodrum now has winter flights from Manchester and London. Dalaman airport has been extended and now has several winter flights from UK airports. With accessibility and reduced costs of travel Turkey’s appeal still has a long way to go so investment property in Turkey is an excellent choice.
LIFESTYLE
Health
No specific vaccinations are required for entry into Turkey. However, if travelling to the East of Turkey hepatitis vaccinations and anti-malarial tablets are recommended. We advise you only drink bottled water. Normal holiday health insurance is of course recommended as no reciprocal healthcare agreement exists between the UK and Turkey. Private healthcare and dental facilities are recommended for longer stays. We recommend contacting info@expatriate-insurance.com.
It is advisable to have a six-month supply of your medication on hand if you have any chronic ailments.
There are of course many very well qualified, multi-lingual physicians and dentists in the larger towns. .
Leisure Time
Some of the leisure activities available in Turkey include :
- Golf
- Trekking/hiking
- Yachting
- water sports
- Underwater diving
- Fishin
- Thermal resorts
- Horse riding
- Hunting
- Rafting
- Air sports
- Micro-lighting
- Mountaineering
- National Parks
- Magnificent historical sites
Education
All children between the ages of three and five can go to pre-school. Children between the ages of six and 14 receive a primary school education. Education is compulsory and free of charge in state schools. When children have completed primary school they can then apply for secondary education which takes a further three years. After this, some 1.5 million students apply to enter Turkish universities every year and around 250,000 pass the demanding examinations. With the influx of people migrating to Turkey from all over Europe a number of international schools have opened where English is spoken.
